Home Renovation FAQ’s

Will I need a Draftsman or an Architect?

That’s your personal choice. A draftsman is less expensive and can present you with proper plans. An Architect will charge more but will provide you with a finished product graphic and ongoing services dependent upon your agreement. Steve can discuss this with you.

How much will it Cost?

That’s dependent upon what you want done. An accurate quote will require you to supply plans and engineering plans if required.

When Steve consults with you he’ll be able to provide you an idea and ballpark figure before sending you a quote based on your plans.

Once quoted will there be extra charges?

Typically you will be introduced to the terminology PS and PC Provisional Sums and Provisional Costs. These can be included in the quote as an estimated figure based upon what is shown in the plans usually done for Electricians and Plumbers as they are working with existing electrical and plumbing and so may encounter existing problems not shown on plans. For example Electrical quote is quoted as a PS of $6000 the actual cost comes in at $5000 you’ll get a $1000 credit on the total or if it comes in at $7000 you’ll pay a $1000 extra cost on total.

A PC is usually done for fittings and fixtures. Steve will discuss with you the quality of Fittings and Fixtures you want and will base the quote on that which will be the PC amount.

This does however allow changes again up or down in what you decide to purchase for fixtures and fittings.

Can we add things once the project is quoted?

Yes of course. That can be added as an extra which Steve can provide a quote for your acceptance. In fact it’s cheaper to make chances at the time of renovation then afterwards as all the trades are already there.

How long will it take?

That’s dependent upon size and if the extension requires removal of the roof or part of the roof, we require the weather to behave! The contract will give you a time frame with a clause built in for inclement weather.

Do we need insurance?

Any extension over $20000 requires QBCC insurance.

Do we need Council Approval?

Yes for any structural changes we will need to submit the plans & engineering to council.

This is done by an appointed certifier.

Are you insured?

Yes Steve is a fully licenced Builder and carpenter and as such carries full insurance. Our team of professional sub-contractors all hold current licenses and insurances.
